During SD, we will create and review a thorough list of project scope and objectives, measure the affected spaces (if applicable), draw base plans, develop schematic design options in 2-D and 3-D. This phase breaks down into the following steps:
Initial Consult/ Programming Meeting: We will review a wish list with the Owner to collect information regarding the desired size, function, and aesthetic of the new or renovated space(s).
We will measure the existing house or space (based on defined scope) and create 2-D and 3-D base drawings for use during design. This also allows us to understand the existing structure of the home. (If applicable)
We will create initial design options for review with Owner.
A preferred design direction is selected and approved by Owner for further exploration.
Design Development (DD)
The next step is to refine, revise, and develop schematic designs. Once we have incorporated requested changes and details, we will review with Owner. The DD phase includes the following steps:
We revise drawings based on Owner feedback from SD phase.
We will review changes with Owner.
A finalized design is approved by Owner for Construction Documentation.
Preliminary Pricing
Once the basic design is developed and approved by Owner, preliminary pricing may be obtained from professional contractors. During this phase we produce a bid set of drawings. We will assist in contractor selection, distribute drawings, and receive estimates. Bid set includes:
A narrative description of project scope.
2-D floor plans and elevations describing the extent of demolition (if applicable), and new construction.
3-D views
A list of specific products, fixtures, and materials to be included in the estimate as well as quantities of significant materials such as flooring, counter tops, tile, etc... (if requested by contractor).
Instructions on preparation and itemization of estimates to facilitate comparison.
Construction Documents (CD)
Once preliminary pricing is received, the Owner may wish to adjust the project scope to satisfy budget and time constraints. Changes are incorporated in the final design and detailed. We will develop construction documents in accordance with the building codes and zoning ordinances having jurisdiction. We will decide which drawings are necessary for construction. These deliverables may include:
Site plan
Demolition plans and elevations
Floor plans
Sections
Interior and exterior elevations
Construction details
General notes
Schedules
Materials and fixtures list
3-D views
Construction Administration (CA)
We act as the Owner’s advocate during construction by answering contractor questions, interpreting the construction documents, and assisting with the final product, material, and color selections. All selections will be presented to owner for final approval before ordering.
